Project description 

Appointed to prepare a Detailed Masterplan for the new Dalmia Cement (Bharat) Township (DCBL) in Belgaum, Karnataka, HTAU was posed with the following challenges: 1. How do you create a ‘place with a soul’ and an identity with only 500 residents?; 2. How do you create a model for making small settlements function in an inherently sustainable manner…for perpetuity?; 3. How do you create a township that can grow, change and adapt over the life-span of a cement plant of 50 – 100 years keeping the above alive?

HTAU's role

Based on the ‘closed-loop’ approach to resource management, and HTAU's Model for Sustainable Living prepared for the Dalmia Bharat Group townships, the masterplan worked towards 4 essential goals - enhanced quality of life, lower carbon footprint, sense of identity and pride, and health and well-being. Six essential interrelated and inter-dependent strategies were prepared to enhance the social and environmental value of the settlement, including:

  1. A responsive built environment

  2. A sustainable transport Strategy

  3. A rich and varied working landscape structure

  4. A sustainable water management strategy

  5. An efficient waste management Strategy

  6. Green energy initiatives.

 

With the community at its core, these six strands come together to create a model that explores alternative yet pragmatic solutions for how a township works and is managed.
